New store planned in the north

ENGLEWOOD, Colo. — ENGLEWOOD, Colo.— A new American Furniture Warehouse store is planned north of Denver about halfway between Denver and Fort Collins. It would become the chain's tenth Colorado location.
American has made an offer on 100 acres, which would provide ample real estate for another 100,000 square feet of retail, a prototype size the company likes for its stores, and another 400,000 square feet for warehouse space.
"If we get the land, and it looks good, we could be open for business as soon as 18 months," Jabs said.
The land needs water, sewer, gas and power, infrastructure that would require perhaps a year to build. Once the essentials are in place, Jabs said his stores can build out and open up in about six months.
The new store in the north would anchor a complex that also could include a home crafters mall, a carpet center, petting zoo and concert hall. Jabs already owns a crafters mall south of Denver that he says does quite well.
"There's not much happening up there in the north," Jabs said. "Everyone focuses on the south. We could bring a lot of fun and things to do to the north."
American also is looking at Grand Junction about 250 miles from Denver, but its distance and relatively low population density so far has precluded serious expansion plans there.
"We need at least 200,000 people to make it work," Jabs said. Grand Junction has only 42,000 people in its city limits. Jabs pulled out of Montana more than a decade ago because of long delivery distances and low population densities.
